Punjab Rent Act 1995 to come into force prospectively

CHANDIGARH: The Punjab Rent Act 1995 with prospective effect is all set to be implemented in the state. 

The Punjab Cabinet today approved the implementation of Punjab Rent Act 1995 with prospective effect meaning thereby that the Act would apply to tenancies existing on the date of notification of Act.

A decision to this effect was taken in the Cabinet meeting chaired by Punjab Chief Minister Parkash Singh Badal here at Punjab Bhawan this evening.

The existing tenancies would continue to be governed by the Eastern Punjab Rent Restriction Act, 1949. The new act provides for a compulsory registration of the tenancy agreement between the landlord and the tenant. The act is expected to boost investments in real estate and promote tenancy and rent market.

The soft corner adopted for teanants sitting with Rs. 10 to to Rs 1999/- irresoective of residential or commecially , is not at understood neither its logic is given but simply syaing opposing trend from these type of tenants. A common man can well understand the vested political interest of both SAD-BJP alliance. Actually Landlords of of very small part of premises less than 4-5 Marlas , had unfortunately rented out 39-50 tears back @ Rs. 10 to Rs.100 PM which is still enforced till today. It is a answerable question as to what land lord should do to withese types of tenants if landlord wants his property for use in year 2012 for his personal needs and he has no other property except in possesion of tenants. Govt must think about this aspect and calarify , make legal provisions to dealwith such situations which pervails in every town of PB. Such types of landlords will not keep mum and its results must be foreseen now by Govt. Otherwise the approval given for New Ret act is simply to get aid from central Govt, showing its implementation and now it is talk of the town now also. Sr. Citizen Punlab

Punjab rent act was passed with fanfare to get the central grants but BJP shall not allow it to be implemented. The Govt shall get the grants and shll not appoint rent authorities thus please BJP also What a clever move. To have the cake and eat it too
